Two more items you might consider 1) Home Inspection / Termite Inspection; and/or 2) Home Warranty. Let me explain briefly about each one. 1) Home Inspection. If you are going to list your home, you way to consider having a home/termite inspection done. This inspection will give you a report of any items that could affect the sale of your home. Electrical, plumbing, or any structural issues. With this being done it will allow you to make these repairs prior to an offer, and hopefully eliminate any delays in a negotiation of a contract, or the Due Diligence period of the contract. 2) Home Warranty. Many of the home warranty companies will put your house under a sellers warranty until it sales. When the property goes under contract and at closing you can either pay for the warranty and transfer to the buyer, or use it to negotiate the contract for your property.
