The Georgia Real Estate Commission (GREC) states that as a buyer in a sales transaction you must be given the opportunity to 1) be represented by an agent with a Buyers Brokerage agreement (BBA form); or 2) you choose to be a customer (customer election form) and not have agent representation. A BBA is much the same as a listing agreement in reverse. The buyer choosing to be represented in the transaction and the agent works solely for the benefit of the buyer and with all fiduciary responsibilities to the buyer. The second thing for Buyers is to be Pre Approved or Pre Qualified before you begin to look at property.
